Buying Your Home
Buying a home is one of the most important financial decisions you will make. It is also a very personal one. Our goal is to make the process as simple, transparent and stress-free as possible, while helping you find a home that suits your lifestyle and budget.
1. Know Your Budget
Before you start looking, determine what you can comfortably afford.
Consider:
· Your available deposit
· Your potential home loan amount
· Monthly bond repayments
· Transfer and registration costs
· Rates, insurance and other monthly expenses
· Sectional title levies, where applicable
· Moving, renovation and furnishing costs
Getting pre-qualified for a home loan can help you understand your price range and put you in a stronger position when making an offer.
2. Find the Right Property
Think about what you need from your home and where you want to live.
Consider:
· Location and neighbourhood
· Schools, shopping and healthcare
· Transport and commuting
· Property size and layout
· Security and community
· Garden and maintenance requirements
· Future resale potential
Your estate agent can help you research areas, compare properties and identify homes that match your requirements.
3. New or Resale Home?
New homes may offer modern designs, new finishes, lower initial maintenance requirements and, depending on the property, a builder's warranty.
Resale homes may offer established gardens, mature neighbourhoods, larger rooms and the opportunity to renovate or personalise the property.
Whichever you choose, make sure you understand the property's condition and expected maintenance costs.
4. Inspect Before You Buy
Before making an offer, carefully inspect the property. Look at the structure, roof, walls, ceilings, floors, plumbing, electrical installation and general condition.
For an older property, consider obtaining a professional building inspection so that potential repair or renovation costs can be identified before you commit.
5. Understand the Costs
Once-off costs may include:
· Deposit
· Transfer duty, where applicable
· Transfer and conveyancing costs
· Bond registration costs
· Municipal deposits
· Moving and initial improvements
Monthly costs may include:
· Home loan repayment
· Rates and municipal charges
· Home and contents insurance
· Sectional title levies
· Utilities and maintenance
Make sure you budget for the total cost of owning the property, not just the purchase price.
6. Making an Offer
Once you have found the right property, your estate agent can assist with:
· Preparing an offer to purchase
· Negotiating the purchase price and terms
· Explaining the Agreement of Sale
· Coordinating the home loan application
· Guiding you through the transfer process
Read the Agreement of Sale carefully and make sure you understand all conditions before signing.
7. Important Questions
How much deposit do I need?
The required deposit depends on your circumstances and the lender's requirements. Your agent or bond specialist can help you understand your options.
Who values the property?
When a home loan is involved, the lender may require a valuation to determine the property's market value and suitability as security.
What happens to my deposit?
A deposit is generally paid into the nominated trust account in accordance with the Agreement of Sale.
When do I take occupation?
The occupation date should be agreed upon in the Agreement of Sale. If occupation occurs before transfer, occupational rent may apply if agreed between the parties.
What about the property's electrical compliance?
South African law requires an appropriate Electrical Certificate of Compliance in circumstances such as a property sale. Your conveyancer or estate agent can advise you on the requirements applicable to your transaction.
Buying a Private Sale
Found a property being sold privately?
You can still use an estate agent to assist with the transaction. We can approach the seller, arrange a viewing and assist with negotiations and the sale process.
